History of Kemer:
The history of the town goes back to the 690 B.C, when the ancient Greek city of Phaselis was founded by Oleios I. Being an important port and a commercial zone throughout history, this ancient city changed several hands until it was captured by the Turks in the 12th century. It was not until the 19th century that the province became a preferred residential area, where many immigrants came to settle.
Gedelma Castle is an important Roman historical site. Olympos Bey Mountains National Park is home to Mount Chimera and Yanartas, which pull in many visitors for their importance in Greek mythology and the constantly burning fire, a result of underground gas.
Kemer is one of the most famous and populated touristic destinations of Antalya. It is 40 km away from the city center and is home to many all inclusive hotels and luxury resorts. Its 52 km long natural beach, the green forests that are spread over the hills of the Taurus Mountains and its historical sites make it even more attractive.

Property Purchase Journey
Once you've decided this property could be the right choice, these are the practical steps from reservation through ownership.
Reservation, tax number, bank account, DAB, and TAPU transfer
Before reserving this property (ref. KEMV004A), foreign buyers typically confirm unit availability, pay a reservation deposit, obtain a Turkish tax number, open a bank account, and complete the Foreign Exchange Purchase Certificate (DAB) ahead of the Title Deed (TAPU) appointment at the land registry.
Costs beyond the guide price — deed fee, DASK, notary
For foreign buyers, the purchase process usually involves budgeting beyond the listed price: approximately 4% title deed transfer fee, land registry costs, mandatory DASK insurance, notary and sworn translator fees, and utility setup should be planned before reservation.
After TAPU: tax, aidat, utilities, management
After the Title Deed (TAPU) is issued, owners should plan for annual property tax (emlak vergisi), monthly aidat in complexes, utilities, insurance, and optional property management — especially for overseas owners who let or visit intermittently.

Long-term ownership and inheritance planning
For villa buyers planning long-term family use, inheritance and succession rules for foreign-owned property in Turkey should be reviewed with a qualified adviser early — especially where multiple heirs or cross-border estates are involved.
Resale timing, liquidity, and capital gains rules
If you later decide to sell, holding period, district liquidity, and the five-year capital gains rule affect net proceeds. Realistic pricing, Title Deed (TAPU) readiness, and presentation usually matter more than quick discounting when exiting.
