Buy Property in Istanbul

Istanbul is Turkey’s economic, financial and cultural capital — and its largest, most diverse property market. No other Turkish city combines the same depth of residential inventory with the commercial scale, infrastructure investment and sustained international buyer demand that defines Istanbul’s real estate landscape. Whether you are looking for a studio apartment as an entry-level investment, a Bosphorus-view penthouse, a commercial building or a portfolio of citizenship-eligible units, Istanbul is the only Turkish city where all of those options exist within a single market.

Maximos Real Estate has been advising international buyers in Istanbul since 2005, with a permanent office in Sisli and direct access to new builds, resale homes, off-plan projects, commercial real estate and land across all districts. European and Asian Istanbul — Which Side Matches Your Goals?

Choosing between the European and Asian sides of Istanbul is less about which is better and more about which lifestyle and investment strategy fits your objectives. The two sides serve meaningfully different buyer profiles, and the right choice depends on whether you prioritise new-build volume, established neighbourhood character, airport access, or waterfront living.

The European side holds the majority of Istanbul’s new residential development and accounts for the largest share of foreign property purchases. Districts such as Esenyurt, Beylikduzu, Buyukcekmece and Kucukcekmece offer modern gated complexes with pools, fitness centres and 24-hour security at prices that remain competitive for international buyers. Kagithane, Basaksehir and the Basin Express corridor attract investors looking for newer stock near business districts with strong metro and metrobus connections. The new Istanbul Airport has further accelerated demand across the northwestern European Side corridor.

The Asian side draws buyers who value residential character over development volume. Kadikoy, Uskudar, Maltepe, Kartal and Pendik offer a mix of established neighbourhoods and newer waterfront developments in a quieter, more local atmosphere. Infrastructure investment — including the Marmaray rail line and ongoing metro extensions — has steadily improved cross-city connectivity and opened new investment corridors along the Asian Side’s eastern spine.

What Kind of Property Can You Buy in Istanbul?

Buyers generally choose between three very different property markets in Istanbul, each serving a distinct purpose.

The first is modern branded residential towers, typically in Sisli, Kagithane, Basaksehir and Zeytinburnu. These developments offer hotel-style facilities, concierge services, rental management programmes and mixed-use retail floors, and are particularly popular with buyers seeking Turkish citizenship by investment or managed rental yield. The second is established apartment blocks in central districts such as Nisantasi, Beyoglu and Bebek, where location exclusivity drives value rather than on-site amenities — these suit buyers for whom address prestige and Bosphorus proximity matter more than facilities. The third is urban transformation projects in areas like Bomonti, Karakoy and parts of Gaziosmanpasa, where older housing stock is being replaced with modern residences, often offering below-market entry pricing during early construction phases for buyers willing to move early in the development cycle.

Beyond residential, Istanbul also carries significant commercial inventory — retail units, office floors, apartment hotels, mixed-use buildings and development land — suited to institutional buyers and high-net-worth investors operating at larger deal sizes.

Property Prices in Istanbul — What to Expect

Price varies more in Istanbul than anywhere else in Turkey, because every district serves a different buyer profile and every price bracket tells a different story.

Entry-level apartments in suburban Istanbul start from approximately €39,000 for a studio in Esenyurt or Beylikduzu. One-bedroom apartments in these same areas typically range from €50,000 to €85,000 depending on facilities and transport access. Mid-range two and three-bedroom apartments in well-connected districts such as Kagithane, Basaksehir or Sancaktepe generally fall between €100,000 and €250,000. Luxury apartments in prime central locations including Sisli, Levent and Uskudar start from €300,000 and can exceed €1,500,000 for Bosphorus-view penthouses. Istanbul property values have risen significantly since 2022, driven by sustained demand from international buyers — particularly from the Middle East, Russia, Central Asia and Europe — alongside continued investment in transport, business districts and urban regeneration across the city.

Turkish Citizenship by Property Investment in Istanbul

Istanbul generates more Turkish citizenship by investment applications than any other city in Turkey, and for good reason — the depth of SPK-compliant inventory across every price band above the threshold makes it the most practical location in which to structure a qualifying purchase.

Foreign buyers who purchase qualifying real estate with an official appraised value of $400,000 USD or more — either as a single property or a portfolio of multiple units — can apply for Turkish citizenship. The property must be registered with a commitment not to sell for a minimum of three years from the date of title deed transfer. Maximos Real Estate pre-screens Istanbul listings for appraisal readiness, title deed eligibility and valuation compliance before viewings are arranged, reducing the risk of delays or rejections at the application stage. Citizenship eligibility must always be confirmed through official government valuation, independent legal review and current Ministry of Environment requirements before any purchase is completed.

Rental Income and Investment Returns in Istanbul

Rental performance in Istanbul depends primarily on district, property type, management quality and the price paid at acquisition — which is why two apartments in the same building can deliver very different returns.

Gross rental yields range from 4% to 9% annually. Suburban gated complexes with rental management programmes and hotel-concept developments offering guaranteed income schemes reach the upper end of that range, while standard long-term rentals in well-connected districts typically yield 4% to 6%. Central districts such as Kadikoy, Sisli and Beyoglu generate strong long-term demand from Istanbul’s large student and professional population. Furnished apartments in well-connected suburban complexes are particularly suited to short-term rental platforms. Investors purchasing off-plan at pre-launch prices have historically achieved capital appreciation of 20% to 40% between purchase and completion in active development corridors.

Infrastructure as a Driver of Property Value in Istanbul

Infrastructure investment has become one of the most reliable drivers of property value in Istanbul — and understanding the transport network is as important as understanding the districts themselves.

The new Istanbul Airport, one of the largest in the world by passenger capacity, sits on the European Side and has created a sustained demand corridor from Arnavutkoy through Basaksehir to the Basin Express. The Marmaray rail line connects European and Asian Istanbul under the Bosphorus, making Asian-side districts significantly more accessible to buyers who work or invest on the European Side. Metrobus lines running along the E-5 highway serve Esenyurt, Beylikduzu and Kucukcekmece, while ongoing metro extensions continue to open new value zones across both sides of the city.
