Kas , once an unspoiled fishing village, is now a relatively unspoiled tourist town on the southern bulge of Turkey’s Mediterranean coast two hours’ drive southeast of Fethiye and three hours’ drive southwest of Antalya. With a population of 7,000 Kaş is not a “Turkish resort” in the same way that Bodrum or Marmaris are. It has no Red Lion pubs or steak-and-chips houses. It has Greek-style houses bedecked with purple bougainvillea on narrow cobbled streets, an attractive harbour, friendly locals with a quick wit, and tree-lined tea gardens where the winter hours are pleasantly whiled away playing backgammon, chatting and imbibing endless glasses of tea.
Another part of its charm comes from Kas unhurried ambiance. Because it is hours away from the Mediterranean’s two major airports (Antalya and Dalaman), it gets fewer visitors than towns that are more quickly accessible.
Unlike many resorts Kas does not become a ghost town in the winter time, although some of the bars and restaurants do close down others stay open for business and there is still a feel of a properly functioning town in the winter months. Kas winter climate is like a sweet spoilt child who throws sporadic tantrums: sunny and warm or raging a tremendous storm which can sink boats. The storms are thankfully few and last only a night or two; the following day the sun always shines.

Before reserving this property (ref. KASV016), foreign buyers typically confirm unit availability, pay a reservation deposit, obtain a Turkish tax number, open a bank account, and complete the Foreign Exchange Purchase Certificate (DAB) ahead of the Title Deed (TAPU) appointment at the land registry.
For foreign buyers, the purchase process usually involves budgeting beyond the listed price: approximately 4% title deed transfer fee, land registry costs, mandatory DASK insurance, notary and sworn translator fees, and utility setup should be planned before reservation.
After the Title Deed (TAPU) is issued, owners should plan for annual property tax (emlak vergisi), monthly aidat in complexes, utilities, insurance, and optional property management — especially for overseas owners who let or visit intermittently.

For villa buyers planning long-term family use, inheritance and succession rules for foreign-owned property in Turkey should be reviewed with a qualified adviser early — especially where multiple heirs or cross-border estates are involved.
If you later decide to sell, holding period, district liquidity, and the five-year capital gains rule affect net proceeds. Realistic pricing, Title Deed (TAPU) readiness, and presentation usually matter more than quick discounting when exiting.
