New properties for sale in Antalya

Why buyers look at new homes in Antalya
International buyers who shortlist Antalya are rarely chasing a generic Mediterranean postcard. They are choosing Turkey’s main Mediterranean city: beaches and climate, plus hospitals, universities, shopping, and year-round services in one metropolitan area. That is why many people compare new and newly finished homes here instead of buying only in a standalone resort town.
A new home can mean a building that still matches its specification and a layout that suits how people live now. It can also mean more paperwork. Off-plan and under-construction stock is a different purchase from a finished apartment you can walk today. This page explains that difference before you browse. It is not the full Antalya inventory handbook, and it is not a listing archive.
Maximos Real Estate has operated since 2005, with offices in Istanbul and Antalya. The Antalya office is in Muratpaşa, beside Terra City Mall. The firm describes itself as independent advisory, not tied to a single developer’s stock. When you compare new-build and off-plan homes, the useful question is whether the unit, the title, and the contract fit a foreign buyer’s file.
Antalya city versus the wider Riviera
The live Antalya property hub treats the city and the Riviera as different decisions. Lara, Konyaaltı, Kepez, Döşemealtı, and Altıntaş sit inside the Antalya city market. Belek, Kemer, Side, and Alanya are nearby Riviera markets, not Antalya city districts. If city services are part of daily life, stay inside Antalya. If the brief is a specialist golf-resort or resort-strip setting, open the matching Riviera hub rather than forcing that brief onto a city apartment. For that golf-resort comparison, see property for sale in Belek. This page stays with new homes inside Antalya city.
Lara, Konyaaltı, and Kepez as different buying choices
Lara is the premium coastal district on the eastern side of the city. The Lara hub describes beach access, resort-side living, and a practical route toward Antalya Airport, with modern apartments, gated complexes, and villas. It is a common shortlist for buyers who want a coastal Antalya address and still remain inside the city market.
Konyaaltı is framed as year-round coastal living: sea on one side, mountains on the other, with modern residential complexes and practical city access. The hub presents it as more family- and lifestyle-oriented than Lara’s beach-premium profile, and more coastal than inland Kepez. Buyers who want to live in Antalya through the year often start here.
Kepez sits inland from the main coastal strips. The hub describes it as value- and growth-oriented, typically apartment-led, with a higher share of newer complexes than the beachfront districts. It is not Antalya’s primary beach-lifestyle address. It is a shortlist for buyers who want newer city stock without a beachfront position.
Those three districts already have dedicated pages. Döşemealtı and Altıntaş are also named on the Antalya city hub — inland villas and space, and an emerging airport-side district — as routing labels until you compare live stock. A district name is not a substitute for viewing the unit and the title.
What “new property” means on this site
On this site, “new” is not a marketing badge. It is a cluster of different sale products, and they do not carry the same risk.
Ready new-build or newly completed homes can usually be inspected as finished space. You can check the building and how the block actually works. The purchase still follows the same legal path as any other sale: eligibility, reservation, tax number, currency paperwork, and transfer at the Land Registry.
Off-plan and under-construction homes are sold from plan or from a site that is not yet finished. The Antalya hub lists off-plan alongside new-build and resale. The how-to-buy overview notes that developer instalment plans are used on some new builds, and that off-plan files often take longer than a straightforward completed sale. Payment terms and completion terms belong in the contract. The buying-process guide is explicit: clarify those terms before you reserve a unit.
Title type is part of what you are buying. The buying-process guide asks buyers to confirm whether a unit is Condominium Ownership Title (Kat Mülkiyeti), Construction Servitude Title (Kat İrtifakı), land, or Shared Ownership Title (Hisseli Tapu). Off-plan stock is more often still on a construction-stage title. Completed stock should be checked, not assumed, until the deed type is confirmed. Published process advice is to settle this before a large deposit, because a title problem after reservation is harder to unwind.
Resale stock remains available across Antalya. This page does not argue that new is always better. It argues that new, newly completed, and off-plan should be compared as different files: inspectability, title, payment schedule, and who is responsible if delivery slips. Developer history and contract remedies for late delivery are the questions the about page says the firm asks on off-plan work. Those questions belong in due diligence, not in a listing title.
Buying with Maximos in Antalya
Foreign natural persons can buy freehold property in Turkey, subject to nationality reciprocity, location limits, and standard registry checks. Some border and rural parcels are restricted. Confirm eligibility on the specific plot before you pay a large deposit. The site’s how to buy property in Turkey overview is the map; the property buying process in Turkey guide is the step sequence.
In outline, a foreign purchase usually moves through selection and inspection; a reservation or preliminary agreement; a tax identification number and a Foreign Exchange Purchase Certificate (DAB) for purchase funds; notary translations and, if needed, a power of attorney; due diligence; then signature at the Land Registry and issue of the Title Deed (TAPU). Utilities and after-purchase arrangements come after the deed. Off-plan, mortgage, or citizenship-linked files can take longer than a standard completed sale. Timelines are not promised here because they depend on the file.
Maximos’s published Antalya role is to advise across new-build, resale, and off-plan stock, then support shortlist, due diligence, contracts, tax number, TAPU transfer, and after-sale steps. The Antalya hub also describes inspection visits for qualified buyers comparing city districts. If you already know the district, say so when you contact Maximos. If you do not, start with use case — full-time living, second home, or a long hold — and let the district follow the file.
Browse current Antalya homes for sale
Live Antalya inventory sits on the city hub, not on this guide. Open Antalya properties currently for sale to compare apartments, villas, and other sale stock across the city, then narrow by Lara, Konyaaltı, Kepez, or another named district. Use the construction-status and title questions from this page when you read each listing. If a unit is off-plan, ask for the deed type, the payment schedule, and what the contract says if completion moves. If a unit is finished, walk it and still confirm the TAPU type.
This page does not quote prices, name projects, or count listings. Those figures go stale. The hub and the district pages are where current sale stock is published. When you are ready to view, contact the Antalya office with the district and the completion status you actually want — ready new-build, newly completed, or off-plan — so the shortlist matches the file you intend to buy.
